Real estate walkthrough video: shot list and room order

Updated

A real estate walkthrough video should feel like walking through the house: outside to inside, public rooms to private, with smooth, slow camera movement and the one fact that matters on each room. Film 25–40 short clips (5–10 seconds each) using slow push-ins and pans, then edit to 30–90 seconds in walking order. Below is the shot list by room, how to move the camera, and how the facts get on screen.

Before you start

Lights on, blinds open, clutter out of frame, 0.5× lens, horizontal, 4K at 30 fps, exposure locked on each room.

How to move the camera

  • Push-in: walk slowly toward the room's focal point (5 seconds).
  • Pan: rotate slowly from one side to the other, starting and ending on something interesting.
  • Reveal: start on a doorframe or wall edge and move to reveal the room.
  • Avoid: fast swings, zooming, walking while talking.

Editing the walkthrough with facts

Paste the MLS description, then ask for the walkthrough; Novacut puts each fact on the room that shows it:

Seven walkthrough clips and an MLS description became a beat-synced listing video. Sped up. Phone-size version.

In our test that came out as "Kitchen · island with stools · hanging range hood" and "Living Room · fireplace · wood floors". The Miele appliances, the spa bath and the BBQ were left out because no clip showed them, and Novacut said so.

How long?

30–90 seconds for the listing page and MLS; 15–30 seconds for social. Long, unedited walkthroughs (3+ minutes, every room) are better as a separate "full tour" link. Video length and MLS rules →

FAQ

What's the difference between a walkthrough video and a virtual tour?

A walkthrough video is an edited film of the home. A virtual tour is usually an interactive 3D tour (like Matterport) the buyer navigates themselves. Many listings have both.

Should I narrate a walkthrough?

Optional. On-screen facts work silently on social; a short narration adds personality on YouTube and your site.

How do I keep the footage steady without a gimbal?

Walk slowly heel-to-toe, keep elbows tucked, use the phone's stabilization and the 0.5× lens, which hides shake.

Can I use the same footage for a Reel?

Yes. Ask for a vertical version and check each shot is reframed on the room's focal point. Real estate Reels →
