Property tour video template: second-by-second plan

Updated

A good property tour video follows a simple template: 5 seconds of exterior with the address, price and specs; 25–30 seconds walking the main rooms in order with one fact each; and 5 seconds on an agent card (or the best view, for the MLS version). Use the 40-second plan below for any house or apartment, the copy-paste prompt to build it from your clips and MLS description, and the variations for condos, luxury homes and rentals.

Copy-paste prompt

Upload your clips, paste your MLS description, then add:

Make a 40-second property tour from these clips. Use each clip only once and cut to the beat of an upbeat, elegant track. Open on the exterior with the address, price, beds, baths and square footage. On each room, show one or two facts from the description, but only facts the shot actually shows; leave out anything no clip shows, and name a room only if you can see it. End on an agent card: "[your name] · [brokerage] · [phone]".

Tips

  • Only show facts the shot shows; leave the rest for the listing text.
  • Fair Housing: describe features, not who the home is "perfect for".

FAQ

How long should a property tour video be?

30–90 seconds; 40 seconds works for most homes. Luxury properties can run 2–3 minutes.

How many rooms should a property tour show?

The rooms buyers decide on: exterior, living, kitchen, primary bedroom and bath, outdoor space. Skip closets and utility rooms unless they're selling points.

Should I include a floor plan?

If you have one, a 3-second floor plan after the exterior helps buyers follow the tour.

Can I reuse the template for every listing?

Yes. Keep the structure, swap the facts and music mood per home. Walkthrough shot list →
