How to make a real estate Reel from your listing video

Updated

A real estate Reel is a 15–30 second vertical (9:16) video that opens on the home's best room, shows the price and key specs in the first few seconds, reframes every horizontal shot to fill the tall frame, and keeps text and logos out of the bottom and right edges where Instagram's caption and buttons sit. It's not your listing video turned sideways. Here's how to build one, and the Reel we made from a 40-second listing video in one message.

The structure

SecondsShotOn screen
0–3Best room (kitchen, view, pool)Price · beds · baths

6–244–6 rooms, 3 s eachOne fact each
24–30Agent card or call to actionName · brokerage · phone

Reframe, don't letterbox

Horizontal footage needs about a 3.16× zoom to fill 9:16 (why, and how to avoid black bars). At that zoom you see the middle third of each shot, so center each room on its focal point (the island, the fireplace, the window) rather than the middle of the frame.

Keep text in the safe zone

Instagram covers the bottom and right side with the caption, username and buttons. Keep text in the middle and upper part of the frame. In our Reel the logo moved from the bottom-right corner to the top-right, and the room labels sit in the middle third.

The message we used

Make a 30-second vertical version for Instagram Reels: the same facts, the logo in the top-right corner, the agent card at the end, opening on the kitchen with the price. Give every shot its own crop on the room's focal point.

Novacut opened on the kitchen with the address and price, gave each room its own crop on its focal point (the island and range, the fireplace, the stair rail), kept the open-house banner high in the frame, and ended on the agent card. One follow-up made the text larger for phones.

Tips

  • Open on the best room, not the exterior. The exterior is what people scroll past.
  • Price in the first three seconds. It filters viewers instantly.
  • Music: business accounts can only use commercially licensed music on Instagram. Use licensed tracks. Music guide →
  • Export the horizontal version first. The Reel is built in the same project; the horizontal edit stays in the project's history if you need it again.

FAQ

How long should a real estate Reel be?

15–30 seconds. Reels can be up to 3 minutes, but listing Reels that get to the point are watched through.

Will reframing crop out important details?

Each shot is reframed separately. If one looks off, say "reframe the den shot on the chairs" or adjust it on the timeline.

Can I start with a vertical video instead?

Yes. Ask for a vertical Reel in your first message, or film vertically if the Reel is all you need.

Should I post the same Reel to TikTok and YouTube Shorts?

Yes, the same 9:16 file works; check that text sits clear of each app's buttons. TikTok tips →
