Real estate video editing: from walkthrough clips to listing
Editing a real estate video means turning walkthrough clips into a 30–90 second tour: exterior first, then the rooms in walking order, one or two facts from the MLS description on each room, clean brochure-style type, music with cuts on the beat, and an agent card at the end. Then make the versions you'll need: an unbranded one for the MLS (most MLSs forbid branding in virtual tour links), and a vertical Reel. Here's the full process, the rules to know, and a real listing edited from its MLS description.
Seven walkthrough clips and an MLS description became a beat-synced listing video. Sped up. Phone-size version.
The edit, step by step
- Order the rooms the way a buyer walks: exterior and entry, living spaces, kitchen, dining, bedrooms and baths, outdoor space.
- Choose one strong clip per room: a slow push-in or pan, 3–5 seconds each.
- Put a fact on each room from the listing: "island with stools", "fireplace · wood floors". Only show what the shot shows.
- Open with the essentials: address, price, beds/baths/square feet in the first 5 seconds.
- Set the music and cut on the beat. Music guide →
- Brand it: your logo in a corner, agent card at the end.
- Make versions: unbranded for the MLS, vertical for social, updates for price changes and open houses.
Rules that affect the edit
- MLS virtual tours are usually unbranded. Many MLSs prohibit agent names, logos, contact details and links in virtual tour content. Check yours. MLS video rules →
- Fair Housing applies to on-screen text. Describe the property, not who should live there; avoid phrases that suggest a preferred kind of buyer.
- Drone shots for a listing are commercial flights and need a pilot with an FAA Part 107 certificate (in the US).
- Music must be licensed for where you post.
What we made from one MLS description
Seven walkthrough clips of a modern house, under two minutes of footage, and this description excerpt:
JUST LISTED · 1428 Linden Ave, Los Angeles, CA 90019 · Offered at $2,450,000 · 4 beds · 4 baths · 3,180 sq ft · Built 2021. Light pours into this modern two-story through clerestory windows and 10-ft pocket sliders… The chef's kitchen has Miele appliances, a 48" pro range and a 12-ft Calacatta quartz waterfall island that seats four…
Make a 40-second listing video from these clips. Use each clip only once and cut to the beat of an upbeat, elegant track. Open on the exterior with the address, price and "4 bd · 4 ba · 3,180 sq ft". On each room, show one or two facts from the description, but only facts the shot actually shows; leave out anything no clip shows, and name a room only if you can see it. Make the typography look like a luxury brochure: the address and room names in an elegant serif, the facts in small, widely spaced capitals. Design a simple Maple Realty logo (a small maple leaf mark with "MAPLE REALTY" in widely spaced capitals) and keep it small in the bottom-right corner the whole time, and end on an agent card: "Jordan Lee · Maple Realty · (310) 555-0142".
Novacut cut six of the clips to "Luxury Lounge / Showroom Glide" (about 115 BPM) with every cut on a downbeat, set the address and room names in Playfair Display with small spaced capitals for the facts, and designed a gold maple-leaf logo for the corner. Each room got the facts its shot shows: "Island with stools · hanging range hood" on the kitchen, "Fireplace · wood floors" on the living room, "Open staircase · light-filled" on the stairs. Just as useful is what it left out: the Miele appliances, the pocket sliders, the spa bath and the BBQ weren't visible in any clip, so it kept them off screen and told us, rather than captioning a room with something buyers can't see. It also skipped the one hallway clip, which showed nothing from the description.

| "Make an unbranded version for the MLS: remove the logo, the agent card and the open-house banner." | The MLS copy |
| "Make a 30-second vertical version for Instagram Reels, opening on the kitchen with the price." | A 9:16 cut; logo moved to top-right, clear of Instagram's buttons |
| "Make a 15-second vertical 'Just listed' teaser." | A teaser for listing day |
